Housing Adaptation Grant for People with a Disability

The Housing Adaptation Grant helps pay for changes that make a home suitable for someone with a disability, such as a ground-floor bedroom, a level-access shower or ramps. It's worth up to €40,000, is means-tested, and is run by your local council.

  • Up to €40,000
  • Means-tested on household income
  • Run by your local council
  • Approval needed before work starts

Last checked: October 2026. Official source: Local Government: Housing Adaptation Grant. Emergency Trade is independent and not part of SEAI or any council. Always confirm details with the official source before applying.

What the grant covers

The grant is for adaptations that make a home more accessible, for example:

  • Level-access showers and accessible bathrooms
  • A ground-floor bedroom or bathroom extension
  • Ramps and wider doorways
  • Stairlifts and other lifts
  • Other changes recommended for the person's needs

For larger works, an occupational therapist's assessment is usually needed to show what's required.

How much can I get?

The maximum is €40,000. The share of the cost covered depends on household income: households with incomes up to €37,500 may get up to 100% of the cost, with a lower percentage at higher incomes. Your council confirms the exact amount when it approves your application.

For smaller works, see the Mobility Aids Grant (up to €8,000) and Housing Aid for Older People (up to €10,700). Council funding for these can run out during the year, so apply early.

  2. Get quotes from contractors for the recommended works.
  3. Apply to your council with the application form, proof of income and the quotes.
  4. Wait for approval before starting any work.
  5. Have the work done and submit the final invoices to claim the grant.

Mistakes to avoid: starting work before approval, and leaving out supporting documents, which delays decisions.
