Why you need a BER to sell
A Building Energy Rating is legally required when a home is offered for sale. The rating must appear in adverts, and buyers are entitled to see the certificate. Most estate agents won't list a property without one.
The rating matters to buyers. It shows how much energy the home is likely to use, and many lenders offer green mortgages with better rates for higher-rated homes. A poor rating doesn't stop a sale, but buyers may factor upgrade costs into their offers.
How the assessment works:
- Book an SEAI-registered assessor. Only registered assessors can publish a BER.
- The survey. The assessor measures the home and records walls, roof, floors, windows, heating, hot water, ventilation and lighting. This usually takes one to two hours.
- Calculation. The details are entered into SEAI's assessment software.
- Publication. The BER certificate and advisory report are published on the SEAI register, usually within a few days.
What to check before you book a BER assessor
- Check the assessor is registered with SEAI
- Ask how quickly the certificate will be published
- Have insulation and heating paperwork ready
- Ask for the advisory report as well as the certificate
- Check the SEAI register for an existing valid BER first
- Give the assessor access to the attic, cylinder and boiler
What it costs and what to have ready
| Property | Typical cost |
|---|---|
| Apartment | €130–€250 |
| Terraced or semi-detached house | €150–€250 |
| Larger detached house | €200–€300+ |
Have these ready to help get an accurate rating:
- Receipts or certificates for insulation work, such as attic, cavity wall or external insulation
- Details of your boiler or heat pump, ideally the model and installation date
- Grant paperwork from any past SEAI-funded upgrades
- Window installation dates or certificates
- Access to the attic, hot water cylinder and boiler
Without evidence, assessors must use default values based on the age of the house, which can lower your rating.
Improving your rating and how long a BER lasts
Quick wins before the assessment
Some low-cost improvements can be done quickly and may help your rating:
- Fit LED bulbs throughout, as lighting is part of the calculation
- Lag the hot water cylinder if it has no jacket or foam insulation
- Top up thin attic insulation
- Make sure heating controls, such as a thermostat and timer, are in place and visible
- Find and gather paperwork for any work already done
Bigger upgrades, like wall insulation or a heat pump, take longer, but the advisory report shows buyers what could be improved and roughly how.
How long a BER lasts
A BER is valid for up to 10 years, as long as no major changes affecting energy performance are made. If you've had a BER done in the last few years and haven't changed anything significant, check the SEAI register, as you may already have one you can use.
