What a BER involves
A Building Energy Rating (BER) rates a building's energy performance from A1 to G. It is required when a home is advertised for sale or rent, and for new homes and many SEAI grants. An SEAI-registered assessor surveys the property, records its walls, roof, windows, heating and ventilation, and issues the certificate with an advisory report showing how the rating could be improved.
What affects the price:
- Property type and size
- Number of storeys or units
- Availability of plans and product specifications
- Domestic or non-domestic (commercial) assessment
- Turnaround time required
What to check before you book a BER assessor
- Check the assessor is registered with SEAI
- Have heating, insulation and window details ready to improve accuracy
- Ask how long until the certificate is published
- Ask for the advisory report with recommended upgrades
- Keep your BER with your sale, letting and grant documents

Do I need a BER to sell or rent?
Yes. A BER is required when a property is advertised for sale or rent, and the rating must be shown in the advert.

Up to 10 years, as long as no major changes affecting energy performance are made.
How long does a BER take?
The survey usually takes one to two hours for a home, with the certificate typically issued within a few days.
Can I improve my BER?
