If this has just happened: what to do now
- Stop the water. Turn off the mains at the stopcock, usually under the kitchen sink or where the pipe enters the house. If the leak is from a tank, turn off the valve feeding it too.
- Make the electrics safe. If water is near sockets, lights or the fuse board, switch off the electricity at the board, but only if you can reach it without standing in water.
- Protect yourself. Stay out of rooms where the ceiling is bulging. Don't touch electrical items that are wet.
- Photograph everything before you move or throw anything out. Your insurer will want to see the damage.
- Move what you can. Lift rugs, furniture and valuables out of the water. Put foil or plastic under furniture legs that stay.
- Soak up standing water with towels or a wet vacuum if it's clean water and safe to do so.
- Call your insurer and get a claim reference number.
- Call us to arrange water extraction and drying.
Don't use a household vacuum on water, switch on wet appliances, or start ripping out flooring before your insurer has seen it.
What to check before you hire a restoration specialist
- Ask for moisture readings at the start and before drying equipment is removed
- Get a drying certificate for your insurer
- Check the contractor will work with your insurer or loss adjuster
- Ask for an itemised scope of works for reinstatement
- Don't let anyone remove damaged items before your insurer agrees
- Confirm electricity costs of drying equipment are noted for your claim
How water damage restoration works
- Assessment. Moisture meters and thermal cameras show how far the water has spread, often much further than you can see.
- Extraction. Standing water is pumped out and carpets and underlay lifted where needed.
- Strip-out. Materials that can't be saved, such as swollen chipboard or saturated plasterboard, are removed.
- Drying. Dehumidifiers and air movers run continuously, with moisture readings taken every few days.
- Sign-off. When readings confirm the structure is dry, a drying certificate is issued for your insurer.
- Reinstatement. Plastering, flooring, joinery and decoration put the house back as it was.
Typical Dublin costs:
| Job | Typical cost |
|---|---|
| Single room leak with drying | €800–€2,500 |
| Ceiling and room below after an upstairs leak | €1,500–€5,000 |
| Multiple rooms, ground floor | €4,000–€10,000+ |
Most of this is usually covered by home insurance under escape of water, less your excess.
Water types and insurance claims
Clean, grey or contaminated water
The type of water changes what can be saved:
- Clean water from a burst supply pipe or tank: most materials can be dried and kept if dealt with quickly.
- Grey water from a washing machine, dishwasher or shower waste: carpets and underlay often need replacing and surfaces must be cleaned.
- Contaminated water from sewage or flood water: porous materials must be removed and everything disinfected.
Clean water left standing for more than a day or two can become contaminated, which is another reason to act quickly.
Making your insurance claim go smoothly
- Report the claim as soon as possible and note the reference number
- Keep photos, videos and receipts for emergency costs
- Keep damaged items until the insurer says they can go
- Ask for moisture readings and the drying certificate, as insurers often want them
- If a loss adjuster visits, make sure they see all affected areas, including inside cupboards and under floors
Mould can start within 24–48 hours in a warm, wet house, so don't wait for the claim to be settled before drying starts. Most insurers expect you to prevent further damage.

Frequently Asked Questions
What should I do first if a pipe bursts?
Turn off the water at the stopcock, make electrics safe if you can do so without standing in water, photograph the damage and call your insurer.
Does home insurance cover water damage?
Escape of water, such as a burst pipe or leaking appliance, is usually covered. Gradual leaks and wear and tear often aren't. Check your policy wording.
How long does it take to dry out a house?
Usually one to three weeks, depending on how much water there was, how long it sat and the materials affected.
Can I stay at home while the house dries?
Usually, yes. Drying equipment is noisy but safe. Contaminated water or major damage may mean staying elsewhere, which some policies cover.
Will my floors need replacing?
Not always. Solid wood and tiles can often be dried. Laminate, chipboard and soaked carpet underlay usually need replacing.
Who pays for the electricity used by drying equipment?
Many insurers will reimburse it. Note the meter readings when equipment arrives and leaves.
