Homes in South Dublin City and what that means for plumbing
Some of Dublin's densest period housing: Victorian and Edwardian red-brick in Ranelagh, Rathgar, Harold's Cross, Sandymount and Donnybrook, larger period homes in Ballsbridge, and 1930s–1960s suburbs in Churchtown and Dundrum. Many streets are conservation areas and some homes are protected structures.
Period homes often still have lead or galvanised supply pipes, cast-iron waste stacks and low mains pressure, so repairs can turn up older pipework that is worth replacing at the same time. 1930s–1960s houses commonly have pipework that has been patched over decades, older cold-water tanks in the attic and copper that is thinning at joints.
What to check before you hire a plumber
- For any gas boiler or gas appliance work, ask for the installer's RGII registration number and check it on rgii.ie
- Ask whether the call-out fee includes the first hour of labour
- Get the price of parts confirmed before a replacement goes ahead
- For leaks, ask how the plumber will locate the source before opening walls or floors
- Keep photos and the invoice if you may need to make a home insurance claim

Frequently Asked Questions
Do you cover Ballsbridge, Donnybrook, Sandymount, Ranelagh, Rathgar, Harold's Cross, Churchtown and Dundrum?
Yes. South Dublin City includes Ballsbridge, Donnybrook, Sandymount, Ranelagh, Rathgar, Harold's Cross, Churchtown and Dundrum. If you are just outside these areas, get in touch anyway.
What plumbing issues are common in South Dublin City?
Period homes often still have lead or galvanised supply pipes, cast-iron waste stacks and low mains pressure, so repairs can turn up older pipework that is worth replacing at the same time. 1930s–1960s houses commonly have pipework that has been patched over decades, older cold-water tanks in the attic and copper that is thinning at joints.
Where is my stopcock?
In most Dublin houses the internal stopcock is under the kitchen sink, near where the supply pipe enters the house. There is usually also an external valve at the boundary under a small cover in the footpath. Knowing where both are before an emergency can save a lot of damage.
Does my home insurance cover a burst pipe?
Most home insurance policies cover sudden escape of water damage, but often not the cost of the repair to the pipe itself or gradual leaks. Check your policy wording and take photos before anything is removed.
Could my house still have lead pipes?
Homes built before about 1970 may still have lead supply pipes. Uisce Éireann can advise on the public side; a plumber can check and replace the pipework inside your boundary.
Can a plumber fix my gas boiler?
Only if they are a Registered Gas Installer. Many plumbers are RGI-registered, but always check before anyone works on a gas appliance.
