How a kitchen renovation works, step by step
The kitchen itself is only part of the job. The plumber, electrician, plasterer, tiler and decorator all need to work in the right order, and the biggest delays come from trades waiting on each other.
- Measure and design. Choose the layout first, then units. Pick appliances before the design is finalised so housings and cut-outs fit them.
- Order. Most kitchens have a 4–8 week lead time. Don't start stripping out the old kitchen until delivery is confirmed.
- Strip out. Remove the old kitchen, tiles and any walls coming down. If a wall is load-bearing, an engineer must design the beam.
- First fix. The plumber and electrician run new pipes, waste, cables and sockets to match the new layout. Gas pipework must be done by an RGII-registered installer.
- Plaster and floor. Walls are made good and skimmed. The floor goes down before the units in most cases.
- Fit units. Carcasses are levelled and fixed, then doors, panels and plinths.
- Template and fit worktops. Laminate is fitted on the day. Quartz and stone are templated once units are in, then fitted 1–2 weeks later.
- Second fix. Sink, taps, appliances, extractor, sockets and lighting are connected. New circuits must be certified by a Safe Electric registered electrician.
- Splashback and decoration. Tiling or glass splashback, then painting.

What a kitchen renovation costs
Most full kitchen renovations in Dublin fall between €15,000 and €45,000. Here's roughly how a €25,000 mid-range kitchen in a typical semi-detached house breaks down:
| Item | Share of budget | On a €25,000 kitchen |
|---|---|---|
| Units, doors and handles | 30–40% | €8,000–€10,000 |
| Worktops | 10–20% | €2,500–€5,000 |
| Appliances | 15–20% | €3,500–€5,000 |
| Fitting labour | 10–15% | €2,500–€3,500 |
| Plumbing and electrics | 8–12% | €2,000–€3,000 |
| Plastering, flooring, tiling and decoration | 10–15% | €2,500–€3,500 |
Where to save and where not to:
- Keeping the sink, cooker and fridge in the same places saves on plumbing and electrics
- Laminate worktops cost a fraction of quartz and have improved a lot
- Don't cut corners on carcasses, hinges and drawer runners: they take the daily wear
- A ducted extractor costs more than a recirculating one, but stops condensation and mould
These are indicative 2026 Dublin ranges including VAT.
Timelines and common mistakes
How long you'll be without a kitchen
| Type of job | Without a working kitchen |
|---|---|
| Like-for-like replacement, laminate worktops | 1–2 weeks |
| Same layout, quartz or stone worktops | 2–3 weeks |
| New layout with plumbing and electrical changes | 3–4 weeks |
| Knock-through with a steel beam | 4–8 weeks |
A temporary kitchen in another room, with a microwave, kettle and the old fridge, makes the wait far easier.
Mistakes that blow kitchen budgets
- Starting the strip-out before the new kitchen is delivered and checked
- Choosing appliances after the design is finished, then having to change units
- Forgetting the cost of plumbing, electrics, plastering and decoration
- Changing the layout once the first fix is done

Frequently Asked Questions
How much does a new kitchen cost in Dublin?
Typically €15,000–€45,000 fitted. A mid-range kitchen in a semi-detached house is often around €20,000–€30,000 including appliances and all trades.
How long does a kitchen renovation take?
From order to finish, usually 6–12 weeks. You'll typically be without a working kitchen for one to four weeks, depending on the scope.
Should I move the sink or cooker?
Only if the layout really needs it. Moving them adds plumbing, waste, gas and electrical work and can add several thousand euro.
Can I use a kitchen fitter with a kitchen I bought online?
Yes. Many fitters install flat-pack and supplier kitchens. Check every box on delivery, as missing parts are the most common delay.
Is quartz worth the extra cost?
Quartz is durable, stain-resistant and doesn't need sealing, which suits a busy kitchen. Laminate is far cheaper and a good choice on a tight budget.
Do I need planning permission for a new kitchen?
No, not for an internal kitchen renovation. Removing a load-bearing wall needs an engineer's design but not planning permission.
