How flooring should be fitted

Floors last when the subfloor underneath is right: dry, level and suited to the floor chosen. New concrete screeds must be fully dry before wooden floors go down, and floors over underfloor heating need compatible products. Period homes often have original timber floorboards that can be sanded and restored.

What usually affects the price:

  • Floor type and quality
  • Area and number of rooms
  • Subfloor preparation and levelling
  • Removing and disposing of old flooring
  • Thresholds, trims and trimming doors

What to check before you hire a flooring fitter

  • Ask whether the subfloor will be moisture-tested before fitting
  • Check that underlay, trims and door trimming are included
  • Confirm the floor suits underfloor heating if you have it
  • Ask how expansion gaps will be finished
  • Keep the manufacturer's warranty details

Flooring services and typical prices

Frequently Asked Questions

Is engineered or solid wood better?

Engineered wood is more stable and suits underfloor heating and concrete floors. Solid wood can be sanded more times over its life.

Can wooden floors go over underfloor heating?

Engineered wood usually can, within the manufacturer's temperature limits. Solid wood is generally not recommended.

How long does fitting a floor take?

Most rooms take a day. A whole floor of a house usually takes two to four days, including preparation.

What is the best floor for a kitchen or bathroom?

LVT and porcelain tiles cope best with water. Laminate and wood can be damaged by standing water.

How much does a flooring fitter cost in Dublin?

It depends on the job. Our flooring cost guide lists typical Dublin prices for each service, from €15–€30 per m² fitting for laminate flooring installation upwards.
