How external wall insulation works
External wall insulation (EWI) wraps the outside of the house in insulation boards, then finishes them with a reinforced render. It suits homes with solid walls or hollow block walls that can't be cavity-filled, and it's one of the biggest single improvements you can make to a cold house.
- Survey. The contractor checks walls, windows, roof edges, and anything fixed to the walls, then confirms the system and thickness.
- Grant approval. If you're claiming an SEAI grant, approval must be in place before any work starts.
- Scaffolding and preparation. Downpipes, lights, alarm boxes and satellite dishes are removed. Walls are cleaned and repaired.
- Insulation boards. Boards are fixed with adhesive and mechanical fixings, typically 100–150mm thick.
- Detailing. Window reveals, sills, roof edges and the base of the wall are detailed carefully. This is where poor installs fail.
- Mesh and render. A base coat with reinforcing mesh, then the finish render in your chosen colour and texture.
- Refit and finish. Extended sills, downpipes and fittings go back on, and the scaffolding comes down.
What to check before you hire an insulation contractor
- Use an SEAI-registered contractor if you're claiming a grant
- Don't start before grant approval, or you can lose the grant
- Ask for the system's NSAI Agrément or equivalent certificate
- Ask how window reveals, sills and roof edges will be detailed
- Get the guarantee on the system and the workmanship in writing
- Check ventilation is reviewed as part of the job
What external wall insulation costs
EWI is priced mainly by wall area. Typical 2026 Dublin costs before grants:
| House type | Typical cost before grant |
|---|---|
| Mid-terrace (front and back walls) | €12,000–€18,000 |
| Semi-detached | €18,000–€28,000 |
| Detached | €25,000–€40,000 |
What affects the price:
- Wall area and the number of windows and doors to detail around
- Insulation type and thickness
- Render finish: standard, silicone, or brick-effect slips
- Roof edges that need extending to cover the new wall thickness
- Scaffolding and access
SEAI grants can cover a significant share of the cost for qualifying homes. Check seai.ie for current amounts, as grant levels are updated.
Grants, planning and quality checks
Grants, planning and timing
SEAI grants: available for qualifying older homes when the work is done by an SEAI-registered contractor. Apply and get approval before starting, keep all paperwork, and arrange a post-works BER if the grant requires one.
Planning: EWI is often exempt, but planning permission may be needed in some situations, for example on protected structures, in architectural conservation areas, or where the front of the house changes significantly. Check with your council before committing.
Timing: a semi-detached house usually takes two to four weeks on site. Render needs dry weather above about 5°C, so most installers prefer spring to early autumn.
Signs of a poor installation
- Cracks in the render, especially around windows
- Water staining or damp at window reveals or the base of the wall
- Old sills left in place instead of extended ones
- Gaps where boards meet roof edges, letting heat and rain in
A reputable installer will offer a written guarantee and use a certified system.

Frequently Asked Questions
How much does external wall insulation cost in Dublin?
Typically €18,000–€28,000 for a semi-detached house before grants, less for a terrace and more for a detached house.
Are there SEAI grants for external wall insulation?
Yes, for qualifying older homes using an SEAI-registered contractor. You must get approval before starting. Check seai.ie for current amounts.
Will external insulation change how my house looks?
Yes. It adds a new render finish and extra wall thickness, so sills and roof edges are extended. Brick-effect finishes are available.
Is external better than internal insulation?
External insulation doesn't reduce room sizes and deals with cold bridges better. Internal insulation suits period homes where the outside can't change.
Can I stay in my home during the work?
Yes. All the work happens outside, though there is scaffolding and some noise for a few weeks.
How much will I save on heating?
It depends on the house, but solid-wall homes often see a significant drop in heat loss through the walls. The BER advisory report gives an estimate.
