Habitable room or storage?
To be used as a bedroom, an attic must meet Building Regulations for a habitable room, including head height, fire safety and stairs. Many attics only qualify as storage without bigger changes, such as a dormer. A specialist will tell you which applies to your attic.
Planning permission
Velux conversions with rooflights to the rear are often exempt. Dormers, especially to the front, usually need planning permission. See our planning guides.
