What fire safety involves
Under the Fire Services Acts, anyone in control of a premises, including landlords, employers and management companies, has a legal duty to take reasonable steps to prevent fire and protect people. In practice that means a current fire risk assessment, and fire alarms, emergency lighting, extinguishers and fire doors that are serviced to the relevant Irish Standards and recorded in a logbook.
What affects the price:
- Size and type of premises
- Number of devices (detectors, lights, extinguishers, doors)
- System type and age
- Remedial work found during the visit
- Out-of-hours access for occupied businesses
What to check before you book a fire safety provider
- Ask which Irish Standard the work follows (e.g. I.S. 3218 for fire alarms, I.S. 3217 for emergency lighting, I.S. 291 for extinguishers)
- Make sure you get a written report and a logbook entry for every visit
- Check the provider's insurance and competence for the system type
- Ask for defects to be listed in order of priority, with prices, before any repairs
- Keep all certificates together. Insurers, fire officers and buyers may ask for them
